Stephen M. Miklus concentrates his practice on commercial finance transactions, with particular focus in the areas of project financing, bank debt financing, and real estate financing. In the project finance area, his practice focuses on the development, financing, and transfer of US electric generation and renewable energy facilities and other infrastructure assets. In the bank finance area, Steve has worked extensively representing arrangers and senior lenders in the structuring and negotiation of secured and unsecured credit facilities, with a particular focus on loans to office, retail, industrial, apartment, lodging, and healthcare REITs and other real estate companies.

Project Finance Transactions

  • Represented Cricket Valley Energy Center in the project financing of a 1100MW natural gas-fired electric generation facility currently under construction in Dover, NY
  • Represented Carroll County Energy LLC in the approximately $900 million project financing of its 700MW electric generation facility in northeast Ohio
  • Represented Astoria Energy II in connection with the $1 billion debt financing of its 540-MW electric generation facility in New York City, which was named the 2009 Americas Power Deal of the Year by Project Finance International and its subsequent refinancing
  • Regularly represents a leading renewable energy/energy efficiency company as the developer and operator in the financing of biogas, solar and landfill gas to energy projects

Debt Financing Transactions

  • Regularly represents JPMorgan, Bank of America and other banks as lead arrangers in the structuring and closing of secured and unsecured syndicated and bilateral credit facilities for national REITs and other real estate companies, including Simon Properties, Vornado Realty, AvalonBay Communities, DDR Corp., and Brandywine Realty
